VA Loan Escrow in Carson City: What Veterans Should Expect

October 29, 2026

Does a VA loan mean you still pay property taxes and insurance every month? For most Carson City veterans, yes. A VA loan can require no down payment and no monthly mortgage insurance, but it does not remove taxes or homeowners insurance from the picture. Here is how escrow works, so you can budget with your eyes open.

Most lenders collect those costs in an escrow account, also called an impound account, that your loan servicer manages. Each month a portion of your payment goes into that account, and when the county tax bill or insurance premium comes due, the servicer pays it for you. You are not paying extra. You are paying your own bills in smaller pieces instead of one large check. That is why your monthly payment is usually principal, interest, taxes, and insurance rolled together.

Veterans often say the quoted payment looked low, then the full number came in higher than expected. VA loans skip monthly mortgage insurance, so the payment can look light next to an FHA loan, and that is a real advantage. Taxes and insurance still belong in the budget, though. When I run numbers for a Carson City veteran, I show the full payment with taxes and homeowners insurance built in from the start.

Nevada property taxes are set by county and tax district, and the amount depends on the assessed value of the home and the local rate. I can estimate it during pre-approval, but I will always label that figure as an estimate until we have the actual tax record. Nevada also has an exemption for qualifying disabled veterans, which is worth asking about, though the details depend on your rating and your county's process. Escrow is based on what the servicer expects to pay, so an insurance increase or a tax change can lead to an annual review and a payment adjustment. Leaving some breathing room in the budget makes that normal shift easier to absorb.

Before you write an offer, ask your lender for a payment estimate that includes taxes and insurance, and get a homeowners insurance quote early since premiums vary by property. Check whether the home sits in a flood or wildfire-related area that may affect coverage. Escrow spreads out costs you already owe, so it adds no extra expense on its own.
